What the rating means
Every EPC puts the property on the same A to G scale. The score comes from the building itself: walls, roof, windows, heating, hot water and lighting. It does not depend on how much energy the people living there use.

When you need one
Selling
A valid EPC must be in place, or at least commissioned, before a home is marketed for sale. Your estate agent will ask for it.
Letting
Landlords must give tenants a copy of a valid EPC at the start of a tenancy. In England and Wales most private lets need a rating of E or better.

How it works
Get in touch
Use the form or email. Tell me the address, the type of property and whether it is for a sale, a let or a business. I will come back with a price and a time that suits.
The visit
I measure the property and record the insulation, heating, hot water, windows and lighting, with photographs as evidence. A typical house takes about an hour.
Your certificate
The EPC is lodged on the national register and a copy is sent to you.
Valid for ten years
The same certificate covers future sales and lets until it expires, unless you want a new one after making improvements.
